Small Acreage (3 to 30 Acres)
DEED CONDITIONS AND RESTRICTIONS

All home sites shall be known and described as residential lots and shall be used for a single-family residence only.

Mobile homes and manufactured/modular housing units are not permitted. Mobile homes and manufactured housing units is defined as prefab housing constructed almost entirely in a factory and transported for assembly or “coupling” on the home site and do not typically include a foundation.

The minimum square footage of finished heated living area required for a residence is 2,000 square feet. Computation of finished heated living area excludes garage, unfinished basement, attic, screened or unscreened patio/porch areas.

After construction begins, the residence is to be completed within a 12 month timeframe.

No residential home site may be lot-split.

Horses, cattle, dogs, cats and household pets are permitted. Swine, whose habitat is outdoors, are not considered a household pet.

Vehicles that have been inoperative for a period of up to four months and are stored on “concrete blocks” or a temporary platform, are considered a nuisance and are not permitted, except within an enclosed structure and not visible from the street and/or adjacent neighbors.

No mobile home, trailer, tent, garage, barn, outbuilding, or any structure of a temporary nature shall be used at any time for human habitation during the construction of a permanent residence.
